An appraisal brings clarity where a subjective view no longer suffices: before buying a property, in damage cases, in inheritance, against an executing contractor or for a bank. The condition is independence, the appraiser cannot be seller, buyer or executing contractor.
MSeXpert works exclusively as an appraiser. No construction services, no brokerage, no commission. What's in the report is traceable, findings, valuation method, assumptions. Anyone reading the report can work with the content, even without knowing the author.

Valuation report
Market value for residential and commercial property. Cost, comparison and income approaches, depending on object and purpose.
Damage report
Construction damage, water, moisture, structure: cause, scope, remediation. With evidence preservation and remediation recommendation.
On-site advice
Evidence preservation, photo documentation, defect reports. Often during ongoing construction, when the owner seeks a second opinion.
Property estimate
Valuation for purchase, sale and inheritance. Often in cooperation with notary or tax advisor.
Private appraisal
A decision base for owners and buyers, before negotiations, contracts and investments.
Court-ready reports
On request, structured to the requirements of a judicial fact-finding, in case the report might be used in court.

When an independent appraisal brings clarity.
Before purchase or sale
An objective valuation guards against over- and under-pricing, and supports negotiations. For commercial and multi-unit objects in the BE/LU region, the appraisal often pays off above €300,000.
Damage observed
Water damage, cracks, moisture, mould: identify cause, document scope, describe remediation. The report is the basis for defect rectification and, in dispute, for evidence preservation.
Inheritance or estate
Valuation for partition or selling an inherited property. Often in cooperation with notary and tax advisor, including cross-border BE/LU.
Defects on site
Evidence preservation against the executing contractor, written, photographic, technically robust. Particularly during the warranty phase, timely documentation is decisive.
Bank valuation
Solid valuation reports as the basis for financing and lending. Usually commissioned by the buyer, accepted by the lender.
Dispute
When a position needs to be documented, before out-of-court negotiation or judicial proceedings.
Process.
How an appraisal typically runs. For special forms (court-ready, with structure openings, several properties), the process varies accordingly.
Enquiry and scoping
Describing the case, reviewing available documents, defining scope. In a first conversation, by phone or on site, we clarify which type of appraisal fits.
On-site visit
Inspection with systematic condition recording, photo documentation and, where needed, structure openings. Damage appraisals usually 2-4 hours, valuations typically 60-90 minutes.
Assessment and research
Market comparison, structural review, analysis of documents. For valuations: review of leases, building files and comparable values from the region.
Report and delivery
Written report with findings, assessment and recommendations. Within two to four weeks of the on-site visit. On request: an explanation conversation.

How long does an appraisal take?
Valuations typically 2-3 weeks after the visit, damage reports 3-4 weeks, depending on scope of openings and research.
What does an appraisal cost?
Flat fee depending on object type and scope. Residential valuation from €1,200, damage report from €1,800 by complexity. On request I issue a binding offer.
Are the reports accepted in court?
Private reports are not court appraisals, but can be introduced as expert opinions. On request I structure the report to be usable in dispute.
Do you take valuations outside BE/LU?
Case by case yes, particularly the cross-border zone (Aachen, Trier). Market knowledge there is more limited; that's flagged in the scoping conversation.
