Task

On the edge of the locality, an office building for several tenants was to be built, deliberately in timber construction with a ventilated slatted facade of local wood. The owner sought a project manager to accompany the project from detailed planning through to handover, as an independent representative. The brief called for a calm, durable volume, flexibly divisible rental areas and a restrained setting in the landscape.

Approach

MSX tendered the trades individually, compared and awarded them, with particular attention to the timber construction and the facade that shape the building's appearance. The programme is split into two volumes joined by a glazed link element, above a shared underground car park. During construction, weekly on-site coordination and regular reports to the owner, through to the fit-out of the rental areas.

Outcome

The building was completed and handed over to the tenants. The timber facade weathers to an even grey and gradually takes on the tone of its surroundings. The grounds were laid out close to nature with native planting and young trees, so the building settles further into the landscape over the coming years.

Challenges

  • Timber facade

    A ventilated slatted facade defines the whole building. Careful detailing at windows, edges and junctions was decisive so the wood weathers evenly and stays durable.

  • Glazed link element

    The two volumes are joined by a glazed element. The transition from timber to glass, waterproofing and thermal protection had to be closely coordinated between trades.

  • Tenant fit-out

    The areas had to be planned as divisible for several tenants. Fit-out, building services and occupancy were coordinated alongside the shell, without delaying the construction sequence.
