Task
An owner cooperative had acquired a four-storey late-19th-century townhouse in central Eupen. Task: substantial renovation of eight residential units while preserving the listed street-side façade, with the upper floors occupied during renovation of the lower ones.
Approach
MSX accompanied the project as owner's representative and site manager. First step: condition recording and consultation with heritage authorities. Then phased planning, renovation was divided into two stages so half the apartments remained habitable. The tender ran by individual trades; the substance preservation of the façade required a specialised plasterer, recruited specifically. Weekly site presence; weekly progress communication with the owner cooperative.
Outcome
Renovation was completed in 2023. The façade was preserved in agreement with heritage authorities and partially reconstructed. All eight units were handed over with renewed building services, new bathrooms and kitchens, upgraded staircases. Living quality was substantially raised, without losing the building's character.
