Task
An investor from Luxembourg had acquired a parcel on the western edge of Differdange and sought a developer to test economic and structural feasibility and accompany the project into the construction phase. Requirement: a residential building of twelve units in energy class A, compact floor plans, quality outdoor space.
Approach
Step one was site analysis: location, transport access, social context, possible massing under the zoning plan. Then a concept was developed jointly with the architect that linked economic density with qualitative requirements. The permit was obtained in a single procedure; in parallel, the tender process for the main trades was prepared. Focus: optimising the energy concept, through consistent reduction of component complexity rather than expensive building services.
Outcome
Permit planning was completed on schedule, the main trades have been awarded. The building is in construction; handover is set for 2025. Energy class A was achieved through a simple envelope and external shading, without surcharge over class B.
