Task
On a corner plot in the historical centre of Saint-Vith, a four-storey mixed-use building was to be built. The owner cooperative sought a project manager to act as their independent representative on site, without daily presence themselves. The complexity lay less in the building structure than in the urban setting and the owners' demand for schedule and cost reliability.
Approach
MSX accompanied the project from permit planning through to key handover. Step one was consolidating the concept with the architecture office and clearing building-law questions with the municipality. Then trades were tendered individually, compared and awarded, with particular attention to firms whose logistics could function in the tight inner-city situation. During construction, weekly on-site coordination, monthly reports to the owners.
Outcome
The building was handed over on schedule in summer 2024. All 18 apartments were leased at handover, the three commercial units secured by pre-leases. The owner cooperative kept the fee budget across a 24-month construction time, without notable change orders.
